Kitstone: Rooted in the Land, Designed for the Future

What if the best of rural living and modern community life could exist in one place? That’s the vision behind Kitstone, a thoughtfully planned 440-acre agrihood community taking shape in Carstairs, Alberta.

Rooted in the region’s agricultural heritage, Kitstone is designed to offer more than a place to live. With a focus on lifestyle, self-sufficiency, innovation and connection to nature, the community is envisioned as a place where people can live, work, play and grow for generations to come.

At the heart of Kitstone is The Commons, a signature 20-acre open space that will connect residents to a unique seasonal water feature and a network of parks and pathways. In total, more than 50 acres will be dedicated to parks and open spaces, creating opportunities for recreation, relaxation and everyday connection with the prairie landscape.

The community will also bring a diverse mix of housing, from townhomes and multi-family residences to villas and single-family homes. More than 1,500 new homes are anticipated at full build-out, designed to accommodate a broad range of ages, lifestyles and needs.

A distinctive architectural identity will further anchor Kitstone in its surroundings. The Kitstone Farmhouse style draws inspiration from Southern Alberta’s rural heritage, featuring simple lines, prominent gabled roofs, generous covered porches and a restrained palette of materials and colours. The result is intended to feel timeless rather than trendy—modern living with a distinctly prairie character.

But Kitstone is about more than homes. Plans include a future school site, community hall, commercial districts and more than 100 acres dedicated to light industrial, agri-industrial and innovation-focused opportunities. Together, these elements are intended to create a sustainable employment base and give residents access to many of their everyday needs close to home.

Located just 20 minutes north of Airdrie and approximately 45 minutes from downtown Calgary, Kitstone offers an appealing balance of small-town living and urban accessibility. As Carstairs continues to grow, the community is positioned to become an important part of that evolution while maintaining a strong connection to the land and the character of the region.

Now underway in Phase 1, Kitstone is already beginning to take shape, with homes, parks and pathways establishing the foundation for what promises to be a truly complete community.
